Laura has been a lifelong resident of Cass County. She was raised in Plattsmouth and moved to Beaver Lake with her husband, Sean, and three children, Brock, Paige, and Allie, in 1994. Laura enjoys spending time with family and friends, especially her grandchildren.   Laura was re-elected to Register of Deeds in November 2022 for her second term and is honored to serve the citizens of Cass County.


SERVICES OF THIS OFFICE

The Register of Deeds is responsible for maintaining accurate and current land records. Numerous documents relating to real estate including deeds, mortgages, easements, contracts, assignments, releases and plats are recorded in this office. Federal and State Tax Liens and UCC Financing Statements are also found in the office records.

Schedule of Recording Fees as set forth in Nebraska State Statutes:

FILING FEES (Effective Jan. 1, 2013, LB14):

 First page:  $10.00,
 Each additional page:  $6.00,
 The above fees are required for ALL documents filed in the Register of Deeds' office, with the following exceptions:    

 UCC filing fee -- $14.00 
 Federal Tax Lien Termination --$20.00
 

 NO-FEE documents remain the same-

 State Tax Lien Termination
 Uniform Commercial Code (UCC) Termination.
 All other document space-and-filing requirements remain the same (LB254).

 DOCUMENTARY STAMP TAX (Effective July 1, 2005):

 Documentary Stamp Tax on deeds:  $2.25 per thousand dollars of actual purchase price on transactions, which are not exempt under state statute.  If the property transfers for nominal   consideration, documentary stamp tax will be due on the assessed value. 

 

FEDERAL and STATE TAX LIENS: 

The Register of Deeds office will ONLY record tax liens received from the Nebraska Secretary of State's office.

 CERTIFIED COPIES: 

$1.50 per page

 

RECORDING REQUIREMENTS

Pursuant to Neb. Rev. Stat. §23-1503.01 and Neb. Rev. Stat. §23-1510, the following are requirements for recording documents with this office:

Recording space requirements: 3" x 8 1/2" across the top of page 1

Any instrument submitted for recording in the office of the register of deeds shall contain a blank space at the top of the first page which is at least three inches by eight and one-half inches in size for recording information required by section 23-1510 by the register of deeds. If this space or the information required by such section is not provided, the register of deeds may add a page and charge a fee for the additional page, established by section 33-109 for the recording of an instrument. No attachment or affirmation shall be used in any way to cover any information or printed material on the instrument.

Each signature on an instrument shall be in black or dark blue ink.
Names of each party shall be typed, printed, or stamped beneath the original signature.
Notary stamps shall not cover or interfere with any part of the instrument.

 

FACTS & FIGURES

Approximately 8,000 documents are recorded each year. A software program, begun in March 2001, stores all data. All records are also entered into numerical indexes, copied, and microfilmed annually. This office handles approximately $250,000 in fees and Documentary Stamp Tax annually. Cass County retains all fees and .2858% of the Documentary Stamp Tax collected. The remaining Stamp Tax is remitted to the Nebraska Department of Revenue.
